Staff told commissioners the one‑car garage is necessitated by roughly 16 feet of available depth for garage space and that, overall, the request is the only practical way to make the lot developable. Staff recommended approval of the variances and the new lot standard. Commissioners had no substantive follow‑up questions during the briefing. No action was taken at the briefing; the item will be heard at the regular meeting public hearing.
