The Idaho Falls Planning and Zoning Commission on June 3 recommended approval of the Lincoln Parkway Division 2 final plat, a 12-lot subdivision (11 buildable lots) on approximately 9.62 acres in the Limited Commercial (LC) zone.
Travis Payne represented the applicant and described the plat as creating 12 lots — 11 buildable — south of Lincoln Road and including an extension of Jonathan Avenue to the south. Staff noted the property was rezoned to LC in 2022 and that LC accommodates commercial uses and potential residential development subject to R3A standards. Staff also highlighted planned broader street networks in the area to improve future connectivity.
The parcel layout includes varied lot sizes and a small non-buildable strip retained as a utility easement along the south edge so no remnant property would be left unplatted. Staff found the plat consistent with subdivision and zoning ordinances and recommended council approval.
The commission voted unanimously to recommend the final plat; standard engineering review and construction of the Jonathan Avenue extension and other required infrastructure will precede building permits and final recording.
