The Idaho Falls Planning and Zoning Commission on June 3 recommended approval of the third-amended final plat for Highland Park, creating six buildable lots on approximately 0.458 acres.
Travis Payne presented the plat. He said the original town-site platting and later right-of-way for Highway 20 left irregular parcels that are now proposed to be re-platted into six buildable lots. The site is in the TN (Traditional Neighborhood) zone. The applicant previously requested and received a variance adjustment in February to increase the maximum front setback from 20 feet to 25 feet, which the commission referenced in its review.
Staff reviewed the final plat, confirmed it meets TN standards aside from the variance and found the proposal consistent with the subdivision and zoning ordinances. Staff recommended approval. Commissioners discussed access — primary access will come from Elmore Avenue and the plat shows a private driveway connection and an improved alley/fire-truck turnaround to serve rear-loaded garages.
The commission voted unanimously to recommend the final plat to mayor and city council. Staff will continue to require typical engineering and right-of-way improvements before council approval and final recording.
