The Idaho Falls Planning and Zoning Commission on June 3 recommended rezoning the southern portion of a parcel adjacent to Broadway and Skyline from Highway Commercial (HC) to Limited Commercial (LC).
Javier Ramirez presented the request, saying the owner wants the two lots to match zoning; Lot 1 is 1.723 acres and Lot 2 is 0.858 acres. The applicant noted no definite development plan yet and reported a neighborhood meeting of three attendees with no opposition.
Staff said the southern half of the parcel is currently HC while the north is LC and observed that mixed zoning across a single parcel can complicate subdivision and development. Staff recommended rezoning the southern portion to LC, noting surrounding parcels already include LC and that the comp plan designation of mixed centers supports limited commercial here. Staff also said the airport overlay zone that applies to the site would remain unchanged.
No members of the public testified. Commissioners questioned whether LC would allow residential uses; staff confirmed limited commercial can accommodate residential development subject to R3A standards. The commission voted unanimously to recommend approval to mayor and city council.
If approved by council, rezoning should simplify future subdivision and access planning for the property; access onto Broadway would remain subject to Idaho Transportation Department and city access standards and any required median or deceleration treatments.
