Commission recommends C-2 zoning for Sonora Drive property upon annexation

Grove City Planning Commission voted to recommend C-2 (retail commercial) zoning for a 0.831-acre parcel at 2139 Sonora Drive upon its annexation to the city.
Development staff told commissioners that City Council previously approved a resolution in March finding municipal services can be provided to the site and that a formal petition for annexation was filed with Franklin County in March. The parcel is currently in Jackson Township and zoned suburban residential. Staff noted adjacent properties include C-2, SD-2 and IND-2 zoning districts and recommended rezoning the site to C-2 on annexation.
Applicant Scott Hammond said he purchased the adjacent corner parcel at 2121 Sonora Drive in 2024 and intends to combine the two parcels to create a site large enough for a future swim school; he said the owner demolished existing structures to improve the corner’s appearance.
No members of the public commented at the Planning Commission meeting. A commissioner moved to recommend approval to City Council and the panel voted yes by roll call: Chair Oster, Mr. Titus and Mr. Roach all voted to recommend the rezoning. The recommendation will be forwarded to Grove City Council for final action on annexation and zoning.
