Commission approves rezoning for Cameron Valley annexation to allow new single-family neighborhood and supporting uses

Summary
Planning commission approved rezoning of ~75 acres recently annexed into the city to create a new neighborhood: 50.455 acres to single-family residential, mixed-use single-family, general business and ~12 acres of parks/open space.
The Planning and Zoning Commission approved a rezoning application that will convert approximately 75 acres recently annexed into the city into multiple zoning districts to enable a new neighborhood east of Lake Pflugerville.
Staff said the property was annexed into the city in March under a prior non-annexation agreement that allowed agricultural use so long as the owner did not pursue development; the owner subsequently petitioned for annexation and the city assigned Development Reserve (agricultural) zoning pending a rezoning.
The approved rezoning divides the tract into four areas: roughly 50.455 acres to Single-Family Residential (allowing a range of lot sizes with minimum percentages of 7,500- and 9,000-square-foot lots when 50 acres or more are developed), about 9 acres in the southeast as Single-Family Mixed Use (to allow a mix of housing types and potential small-scale nonresidential uses), about 3.5 acres at the southwest corner as General Business-1 (neighborhood-supporting commercial), and roughly 12 acres designated as parks, facilities and open space (encompassing existing drainage corridors and floodplain).
Staff said the rezoning aligns with the comprehensive plan’s Southeastern Preserves District goals—diverse housing types, street and trail connectivity, and retention of agricultural/open-space character—and recommended approval. Commissioners asked about utilities and connectivity; staff said the subdivision process will address sewer force mains and lift-station connections and that Steger Lane is planned to connect eastward to Jesse Bowles as a collector consistent with the mobility plan. Staff also said the park/open space area generally aligns with floodplain and drainage corridors.
No public speakers registered at the hearing. The commission voted to approve the rezoning and the item will proceed to City Council for final action.
