The Berkeley County Planning Commission voted to recommend approval of a rezoning request from David and Christine Williams that would change a 1.1-acre parcel on Gross Avenue and Farrell Street from Mobile Home/Rural Farm Residential (R2RF) to Manufactured Residential (R2).
The applicant, David Williams, told the commission he wants to subdivide his lot to create a half-acre parcel for his daughter. Planning staff said the request aligns with the county’s 2020 Future Land Use Map (suburban communities) and is compatible with surrounding zoning; if approved by County Council, the new lot would proceed through an exempt subdivision plat and a site-plan review.
At the meeting a motion to recommend approval was made by Commissioner Sinus and seconded by Commissioner Gore; commissioners voted in favor and the motion carried by voice vote. Staff noted the site is served by public water and on-site septic, and that no covenants or restrictions were found that would block the proposed subdivision.
If the rezoning is denied by the planning commission or County Council at a later stage, the parcel would remain subject to R2RF standards and could not be subdivided as proposed. The planning commission’s action is a recommendation and will be forwarded to County Council for final action.
