The Yucaipa Planning Commission on May 21 approved a special use permit allowing a 1,212-square-foot (existing) ADU to receive a 6,12-square-foot Alumawood patio cover that exceeds the development-code thresholds and therefore required a special use permit (case PLN PHE25-0007). Planning staff recommended adopting the required findings and a categorical exemption under CEQA; commissioners approved the permit by voice vote.
Planning staff said the property at 13469 Douglas Street is a 0.68-acre interior parcel in single-residential zoning, improved with a 2,122-square-foot primary residence and an 1,190-square-foot ADU. Staff cited Development Code section 84.057, which limits ADU floor area and allows certain architectural features; because the proposed covered patio would push the ADU beyond typical thresholds, the applicant pursued a special use permit rather than reducing square footage.
Staff said the proposed Alumawood patio cover would sit more than 165 feet from Douglas Street, largely shielded by fencing, open on three sides, and would have a peak height of 12 feet, 3 inches. The structure will be painted to match the ADU.
The applicant attended the hearing and described the proposal as a simple patio-cover addition; no members of the public commented against the project and staff reported no written comments.
A commissioner moved to approve case PLN PHE25-0007 and a second was recorded. The commission approved the motion by voice vote and the public hearing was closed.
Staff will file a notice of exemption under CEQA and incorporate required conditions of approval.
