The Greenacres Planning & Zoning Board voted June 12 to recommend approval of a city‑initiated zoning text amendment that revises the city’s sign regulations, consolidates planned commercial sign criteria and updates amortization rules for nonconforming signage.
City staff presented the amendment (ZTA 25‑05, presented as Ordinance 25‑05‑10 in the record). Staff said the amendment moves the planned commercial development signage criteria from Article 5 to Article 6 so they are part of the consolidated sign regulations, adds definitions (including “outparcel” and “spine road”), clarifies when nonconforming monument signs triggered by height will remain in place and when they must come into compliance, and adjusts allowances for multi‑tenant monument sign height.
Assistant Director Gianni Gallier summarized the principal changes: adding clear definitions for outparcels and spine roads so the terms can be referenced in the code; an amortization approach that allows monument signs that are nonconforming solely due to height to remain until a specific trigger (such as a major site plan amendment or repairs exceeding 25 percent of the structure or site's value) requires compliance; and a height allowance that lets multi‑tenant monument signs reach up to 16 feet where permitted, subject to the zoning district’s maximum sign area.
Gallier told the board the Development Review Committee reviewed the amendment and recommended approval. Staff’s recommendation to the board was for adoption; in presenting the consistency finding, Gallier said staff “does find that the ZCA is consistent with the Florida state statutes, the city's comprehensive plan, and the zoning regulations.” The board opened and closed the public hearing without public comment and voted to pass the ordinance recommendation by voice vote.
