The Ross Town Council adopted Resolution 2524 approving an amendment to a previously granted variance for 103 Bolinas Road. The amendment permits a 1‑foot bump‑out that adds roughly 14 square feet to a previously approved 40‑square‑foot rear addition.
Planning staff said the original variance, approved on March 13, allowed a 40‑square‑foot rear addition. During building plan review the applicant’s designer determined the extra foot was needed to make the space usable, bringing the total additional area to 54 square feet and the overall floor‑area ratio (FAR) from 23% to 24% — the same overall percentage approved previously.
Staff noted most Bolinas Avenue lots have an average FAR around 30%, and recommended the council approve the amendment. The applicant, John Bozell, participated by phone and said he was available to answer questions. No members of the public spoke on the item.
The council approved Resolution 2524 by voice vote.
