The El Paso City Planning Commission on June 5 approved the Campo Del Sol Unit 2B preliminary and final plat, and granted applicant exceptions to several typical right-of-way and sidewalk standards so the new subdivision matches existing street sections within the larger master-planned community.
Staff reported the proposal would subdivide 98.53 acres into 409 single-family lots, two retention pond sites (combined 4.93 acres), one park of 4.87 acres and 17 linear parks totaling 1.79 acres. Planning staff recommended approval on a major combination basis and recommended approval of the exception request. Alex Alejandre said the applicant sought to waive dedication of 12 feet of additional right-of-way, to waive construction of 10 feet of additional roadway width and to reduce the sidewalk standard by one foot on certain local-street cross-sections to match existing conditions. Alejandre said the request covers multiple cross-sections within the master plan and that, where collector and arterial streets are present, they meet required standards.
The applicant's representative, Bryce Eckerburger of Kimberly Horn, told the commission the subdivision's cross-section decisions date to an earlier entitlement agreement for the Campo Del Sol master plan and that several different street sections already exist across the larger community. Commissioners asked whether sidewalks would be 5 feet (as currently exist) rather than the 6-foot standard required by code; staff and the applicant confirmed the sidewalks would be 5 feet where the exception applies.
The commission approved the plat and the exception request, attaching the staff-recommended condition that the applicant landscape the rear of all double-frontage lots in accordance with Title 19 of the El Paso City Code.
