The Midvale Planning Commission voted to approve a preliminary subdivision for two lots at 576 West Seventh Avenue in the multifamily residential medium-density (RM-12) zone, allowing the nearly completed duplex to be sold as separate ownership units.
The action came during the commission's public hearing for an application submitted by JLF Ventures LLC. Johnny (planning staff) described the property as a nearly completed duplex in the Avenues area and said the subdivision would allow each side to be sold individually as townhome-style single-ownership units. Applicant Morgan Laveau said the project aims "to make affordable housing and make it single ownership, for Midvale City based off of city code, and, just looking to move forward with that."
The commission opened the hearing, received no public comment and closed the hearing before taking action. Commissioner Lidke moved to approve the preliminary subdivision "for 2 lots located at 576 West Seventh Avenue in the RM-12 zone with the findings noted in the staff report." Roll-call votes recorded Chair Anderson: yes; Vice Chair Erickson: yes; Commissioner Lidke: yes; Commissioner Kasperian: yes. The motion passed.
Staff indicated no unresolved conditions were raised during the hearing and no public testimony was received. The approval is preliminary; any final plat, infrastructure requirements, or other conditions required by the staff report must still be completed before recording the final subdivision.
The commission moved on to the next agenda item after approving the preliminary subdivision.
