Given the site constraints and surrounding industrial context, staff concluded a 30-foot right-of-way dedication and corner cutback would be impractical and recommended approval of the variance and plat subject to CPC conditions.
The commission approved the staff recommendation by voice vote; no advanced written comments were received. The approval allows the developer to proceed without the 30-foot dedication or corner cutback tied to the paper street, consistent with prior variances granted in the corridor.
Butler noted the Superfund containment and unusual site history during his presentation; the commission did not attach additional conditions beyond the CPC form conditions as presented in staff reports.
