Perris Planning Commission continues Orbis Veil Estate Partners proposal for large-equipment sales and storage to June 18

The City of Perris Planning Commission on June 4 continued to June 18 a project by Orbis Veil Estate Partners that would allow sales, lease, rental, storage and routine maintenance of large equipment and vehicles on three separate sites totaling about 24.9 acres.
Commissioners voted 5-0 to continue the matter after staff confirmed the applicant requested the continuance. Commissioner D. Lopez made the motion to continue and Vice Chair Shively seconded; Chair Dwayne Hammond cast the deciding vote as part of the unanimous roll call.
The project as noticed requested three entitlements: a Specific Plan amendment to modify circulation and to revert certain land-use designations to business–professional office and to modify the definition of “large equipment retail” to include the proposed use; conditional use permits to allow storage and routine maintenance of large equipment and vehicles intended for sale, lease and rental in the BPO zone of the Perris Valley specific plan area; and a development plan review for site plan and building elevations. Staff said the applicant asked that the item be continued to the Planning Commission meeting on June 18, 2025.
Commissioners asked for clarification on the site location during the discussion. Staff described the properties as vacant sites located on both the west and east sides of Frontage Road, south of Walnut Street and north of Placentia, near the interchange area and existing apartment development. No public speakers addressed the application during the meeting.
Because the application was continued, no substantive findings were made and no conditions were adopted; the continuance preserves the applicant’s ability to present additional materials and to respond to any outstanding noticing or environmental questions before the June 18 hearing.
