The Oshkosh City Plan Commission unanimously approved a design-standards variance June 3 allowing Schneider Property Management LLC to construct a 7,000-square-foot rear addition at 3255 Fernau Court using ribbon metal panels to match the existing building.
Staff reported the site contains an existing 11,000-square-foot industrial building occupied by Monroe Equipment and is zoned heavy industrial. The city’s industrial design standards require that additions exceeding 50% of the existing floor area include at least 15% Class 1 or Class 2 materials on all facades; the applicant requested a variance because the proposed addition’s rear and side elevations would be constructed entirely with metal panels to match the existing structure.
An applicant representative, Derek Simonis of Pinto Construction, said matching the existing exterior creates a more cohesive appearance and avoids the building appearing "chopped together." Staff recommended approval, noting the addition is on the rear of the building, will be minimally visible from public rights-of-way, and is compatible with industrial uses in the area.
A motion to adopt the findings and recommendations in the staff report passed on a roll-call vote recorded as 8-0. Commissioners said the variance was an appropriate use of discretion when a match of existing materials improves overall site appearance.
