Planning Commission clears King Sports site plan, imposes design condition on South Side Plaza

The Mount Airy Planning Commission met in May and forwarded several approvals to the council, the council’s planning liaison said during the June meeting.
Major actions: Commissioners unanimously approved the concept site plan for King Sports LLC (Lot 15C at Twin Arts Business Park). The plan would develop nearly 7 acres for flex office/warehouse uses and transfer a parcel of more than 9 acres to the town, adding about 8 acres of usable open space to the town’s inventory, the planning liaison reported.
The commission also unanimously approved a final site plan for the South Side Plaza medical development after attaching conditions that the applicant revise building elevations to incorporate brick veneer or block elements so the new buildings harmonize with surrounding structures. The commission’s chair, Roger Ghent (identified in the report), arranged to have revised elevations reviewed by the town planner and three planning commissioners before final sign-off.
Other items: A proposed daycare special exception to operate out of a residence was recommended favorably to the Board of Appeals; an addition to Hair Impressions (a boutique area) was unanimously approved at the commission level.
Why it matters: The King Sports concept includes a substantial land transfer to the town and adds new commercial/industrial capacity to Twin Arts Business Park. The South Side Plaza condition shows planners are enforcing exterior-design compatibility in approval stages rather than delaying projects. Commissioners said the conditions reflected prior, repeated review rounds and the need to keep the project moving while ensuring façade consistency.
What the commission asked of applicants: Revised elevations for South Side Plaza must include brick or stone-like elements, to be reviewed by the planner and three planning commissioners. The daycare special-exception hearing is being rescheduled and will be heard by the Board of Appeals.
