Planning staff noted a creek in the southwest corner of the property that feeds the Lower Rouge River and said the planning commission recommended approval on April 21.
Trustees asked about Napier Road condition and jurisdiction. Staff explained Napier is a Wayne County gravel road; the project provides a gated emergency access on Napier and a single public entrance on Ford Road. Trustee Amara raised concerns about proximity to the Montessori and nearby uses; staff said cross‑connections to adjacent properties are not available and the development has no public access via Napier beyond emergency use.
The board approved the final site plan; staff said construction will not proceed until all permits are in hand and performance guarantees are posted.
