Applicant presentation and scope Gerald Pratt, representing James Chaney and JACI Properties, described the parcel as roughly one‑third acre adjacent to an existing IHC facility. “It’d be a good spot for a professional office of some sort, maybe a medical rental facility,” Pratt said, and he described a conceptual 2,500‑square‑foot building meeting required parking on the site.
Commission comments and vote Commissioners expressed general support for retaining commercial uses in that triangle of land near residential neighborhoods. Commissioners asked about parking; the applicants said they had sized the building to fit on the lot with required parking. A motion to recommend the zone change to the City Council, subject to staff and JUC comments, passed and will be sent to council for final action.
