The City Plan Commission on May 22 approved a final plat for a subdivision known as Hunter Glen (District 4) and recommended forwarding the plat to the Public Works Committee and common council.
Staff presentation and history: Staff said the final plat proposes new single-family residential lots and that a similar plat had been approved in 2017 but never recorded; the applicant returned to re-file the plat because the original approval lapsed. Staff attached previously submitted house plans as illustrative renderings and said the plat will include covenants and minimum material standards that will be enforced at the time of building permit review. The staff report described minimum front elevations and materials, including natural stone/brick percentages and minimum square-footage standards for one-story homes.
Applicant clarification and lot count: Developer Steve Stice appeared and said the current filing anticipates six parcels and that the submitted renderings are representative of what the developer expects to build. During the hearing commissioners and staff discussed whether the submitted renderings are binding; staff said the renderings are representative and that the binding standards are the recorded minimum square footages and material standards printed on the final plat and the covenants. The commission asked staff to ensure the plat and covenants are recorded to guarantee the design standards.
Action: The commission moved and seconded approval of the final plat; roll-call votes recorded support among those present. Staff will forward the approved plat to the Public Works Committee and common council for final review and recording.
Note on discrepancy: During discussion there was an earlier reference in the staff presentation to โ86 new single-family residential plots,โ but the developer and later discussion referred consistently to six parcels for the current plat. The minutes show the applicant confirmed six parcels; staff will record the plat and covenants as submitted for final review.
