Planning board backs ‘Marketplace at the Wellington’ mixed‑use plan, including 80‑room hotel

The Village of Wellington Planning, Zoning and Adjustment Board voted unanimously to recommend council approval of three related land‑use applications for the Marketplace at the Wellington — a comprehensive plan amendment, a conditional use for an 80‑room hotel, and a master plan amendment to allow mixed‑use development on a 17.855‑acre site at the southwest corner of Greenview Shores Boulevard and South Shore Boulevard.

The applications would change the parcel’s future land‑use designation from commercial to mixed use and allow 89 multifamily dwelling units, an 80‑room hotel, up to 17,000 square feet of commercial office space and a project standards manual to guide architecture, signage and landscaping.

Staff and the applicant said the proposal reduces the site’s peak‑hour traffic compared with prior entitlements for office and medical uses and includes several off‑site improvements and monitoring conditions. "We are dedicating right‑of‑way for a second southbound right‑turn lane at the intersection of South Shore Boulevard and Greenview Shores" to reduce queuing, traffic engineer Brian Kelly of Simmons and White told the board.
