The Broadwater County Airport Board discussed how to allocate new hangar lots, the need for a preliminary airport layout plan (ALP) describing lot sizes, and postponed a decision on Parcel 8 Uniform A after hearing public interest from Cody Folkford and prospective lessee Chuck and Lisa Schmidt.
Airport Manager Dwight Thompson reported he had mailed lease and hangar checklists to interested parties, including Chuck and Lisa Schmidt, and said some applicants had expressed continuing interest but had not yet submitted final paperwork. Thompson and board members said it would be appropriate to ask applicants to attend the next board meeting or otherwise confirm interest in writing so the board could make a fair, timely decision.
Board members and Lance Bowser (RPA) said preliminary ALP drawings include a mix of hangar sizes (examples cited in discussion included 50×50, 60×80, and larger FBO spaces) and that Lance would email the latest ALP boxes to the board to guide applicants. The board agreed to present a preliminary layout proposal at the next meeting for direction on hangar sizes, distance from property lines, and order of build so the county would avoid odd-sized gaps and encourage efficient use of space.
Cody Folkford told the board he would like to lease the lot if no hangar was planned there, saying proximity would improve security for his equipment. Board members said the item would be placed on next month’s agenda as "discussion/decision" so applicants would have notice and the board could make a definitive choice.
Board members also discussed fairness concerns if the county granted one commercial or non-hangar use of county-owned airport land; several members said any exception should be intentional, documented in the minutes or motion, and limited to a single case rather than creating a precedent without board approval.
No final lease was executed at the meeting; staff will notify interested parties that the board will decide the parcel’s outcome at the next meeting after applicants have had an opportunity to respond.
