On June 5 the Conway Planning Commission approved text amendments to Article 6 of the Unified Development Ordinance establishing standards for single-family developments built "in common" (multiple detached single-family units on one parcel). The amendments add minimum separation and setback rules and identify where the use is permitted.
Staff said in-common single-family developments have drawn developer interest but there were previously no UDO standards specific to detached single-family structures built in common; townhomes already have standards. The approved amendment requires a 25-foot building setback from exterior project boundaries for in-common developments in applicable residential districts and a minimum 15-foot separation between detached structures within a site. The amendment also clarifies that the units may be subdivided as fee-simple lots or remain in common, and that parking standards will match apartment-parking rules in Article 8.
Commissioners discussed examples, fire/development separation guidance (15 feet), and how the perimeter setback applies to the project boundary rather than each individual house. The motion to approve the Article 6 changes carried.
