1901 Raymond Drive: The applicant asked to rezone a 21,000‑square‑foot building from I‑1 (restricted industrial) to ICS (Industrial and Commercial Services). Staff noted a parking variation would be needed (from 59 required spaces to 55) and potential yard/setback variations for the north yard. Trustees agreed to forward the matter to the Plan Commission for a public hearing.
3504 Commercial Avenue (village‑owned fleet garage): The proposal is a village fleet storage and maintenance facility, including an approximate 1,000‑square‑foot addition within an existing roughly 31,000‑square‑foot building. Staff described the request as a comprehensive plan amendment (from general industrial warehouse and office to government facilities), rezoning from I‑1 to IB (institutional building district), a front‑yard and north‑yard variation (rear parking in the yard), and a parking variation (proposal shows 27 spaces where 35 are required). Trustees concurred the Plan Commission should schedule a public hearing.
820 Dundee Road (Fire Station No. 11): The village proposed a new 23,714‑square‑foot station with apparatus bays, living quarters for staff and 24 parking spaces. Requested approvals include a comprehensive plan amendment (from multifamily to government facilities), rezoning from R‑2 (single‑family residential) to IB, a lot‑width variance (300 feet to about 167.5 feet), reduction of a west side yard from 20 feet to 0, and site‑plan approval. Trustees voted to forward the proposal to the Plan Commission.
Each referral was presented as a preliminary review — a nonbinding step that allows applicants to obtain feedback and that triggers Plan Commission public hearings and more detailed staff analysis. Trustees made the motions to forward each item and voted in favor; the board did not adopt zoning changes on June 10.
