Planning commission approves alley aggregation between hospital parcels; utility easement and Ocala Electric agreement required

The Planning and Zoning Commission approved ABR24‑0019, a request to aggregate a 12‑foot alley located east of Lots 10–18 and west of Lots 1–9 of Block 7 in the Meadowview plat. The alley lies between four parcels: two owned by Florida Hospital Ocala Inc. and two owned by the Marion County Hospital District. A gravity sewer main and electric utilities are currently located in the alley.
City planner Bridal Miller presented aerial and street view photos and told commissioners there were no objections to the request. Staff recommended approval subject to two conditions: (1) dedication of a utility easement to the city so utilities can remain and be maintained, and (2) an executed agreement with Ocala Electric Utility for relocation of existing electric utilities. The applicant’s representative, George Huddleston of Catalyst Design Group, said payment has already been made to Ocala Electric for the relocation and that an easement would be dedicated for the sewer line.
No members of the public spoke on the item. The commission moved to approve ABR24‑0019 and carried the motion in a roll call vote with Branson, Boudreaux, Carlock, McDonald, Martin, London and Lopez recorded as voting aye.
Actions required: dedication of the utility easement and execution of the Ocala Electric Utility relocation agreement before city council hearings.
