Augusta council adopts Ordinance 2248 to rezone 9716 Southwest Highway 54 to rural residential

Augusta City Council on May 21, 2025, adopted Ordinance 2248 to change the zoning classification for property at 9716 Southwest Highway 54 from C-3 (General Commercial) to RR (Rural Residential).
City planning staff told the council the site and surrounding properties are currently used as agricultural or rural residential and that the Vesta Planning Commission recommended approval 6-0 at its May 14 meeting. Sam Cooper, the city planner introduced at the start of the meeting, said the rezoning request covers Lot 2 in a two-lot split and noted Lot 1 already had an existing house while Lot 2 had a mobile home.
“This is related to a rezoning that was brought to you last month,” Sam Cooper said, describing how the future land-use map designates areas off Highway 54 for commercial use even though current use is residential. Staff reported the city had received no protest petitions after the Planning Commission hearing.
Councilmember (mover) made the motion to approve RZ2025-09 and adopt Ordinance 2248; a second was made and the measure was approved by roll-call vote. Councilmembers answered in the affirmative during roll call: Martin, Scott, Richardson, Davis and Brown. The mayor was authorized to sign the ordinance.
By adopting the ordinance, the council aligned the parcel’s zoning with its existing residential use and the Planning Commission recommendation. No public protests or written objections were recorded in the meeting packet or in the public-hearing record described at the council meeting.
The council did not specify additional conditions or next steps for the property beyond adopting the ordinance.
