Commission approves limited alcohol sales at existing pickleball facility on Hardy Oak Boulevard

The Zoning Commission approved a zoning amendment to remove an alcohol-sales restriction at an existing indoor pickleball facility located at 21744–21750 Hardy Oak Boulevard so the venue can offer beer and wine.
Staff zoning planner Bronte Ferrer described the property and said staff does not find evidence of likely adverse impacts relating to the change from a C2NAS (commercial nonalcoholic sales with specific use for gymnasium) to C2 commercial zoning without the alcohol restriction. Mike Escalante with the city’s environmental review group (SAWS/protection and evaluation) said the facility occupies an existing 14,500-square-foot gym built in 2004, will not add impervious cover and recommended approval with environmental recommendations in the SAWS report.
The applicant’s representative, Ashley Fairmont of Kellen Griffin & Fairmont, said Epic Pickleball is an existing indoor facility that wants parity with other nearby facilities and to remain competitive by offering beer and wine with pickleball. “They would like the ability to sell beer and wine with pickleball, to remain competitive with other facilities,” Fairmont said.
Commissioners asked no substantive questions. Commissioner Barros moved to approve the request; Commissioner Gonzales seconded. The roll call vote was unanimous in favor and the motion carried. Staff noted the applicant must obtain state permits from the Texas Alcoholic Beverage Commission as part of the licensing process.
