The Chautauqua County Public Facilities Committee voted June 16 to authorize a 10-year lease renewal with the Town of Chautauqua for emergency services space at 2 Academy Street.
The renewal reflects an increase in rent tied to recent capital work and an expansion of leased space. Josh Rothwalks, deputy director of public facilities, buildings and grounds, said the town recently spent $220,000 to replace rooftop heating and air-conditioning units and that one unit had caught fire during the failure that prompted replacement. He also said 1,692 square feet of space used by emergency services had not previously been included in the county's contract.
Rothwalks said the town originally sought a $7-per-square-foot immediate increase but the county negotiated that into smaller, incremental increases staged every two years over the 10-year term. He said the agreement would be for a 10-year lease. "Correct. It would be a 10 year lease agreement," Rothwalks said. He also said the current rent works out to about $1.86 per square foot and that market rates are roughly $15 per square foot, but noted a municipal arrangement keeps the county rate low.
Committee members asked for clarification about who paid for the HVAC work; Rothwalks said the town paid the replacement costs and those expenses were included in the negotiation for the new lease rate. The committee unanimously signaled approval by voice vote; the clerk recorded the motion as carried.
No additional conditions or amendments were recorded in the meeting minutes and committee members moved on to the next agenda item.
