Redevelopment agency approves 11-year lease for innovation center at Emtek building

Payson’s Redevelopment Agency approved an agreement June 4 to lease roughly 3,000 square feet in the nearly completed Emtek building to create an innovation center for local businesses and entrepreneurs.
City staff said the space will be furnished and equipped by Emtek, which will also provide utilities and maintenance under the lease. The initial lease term described in staff materials is 11 years with an option to continue beyond that period. Staff said the center would offer business resources, podcasting equipment and flexible workspace for entrepreneurs and local business support programs.
Robert, a city staff presenter, described the space as “really beautiful” after touring the suite and said the center is intended to serve Payson and surrounding communities, including South Utah County and Juab County. One councilor disclosed a trustee role with Emtek and said they recused themselves from an Emtek board vote two weeks earlier; that councilor did not recuse from the Redevelopment Agency action because they had been negotiating on the city’s behalf.
The Redevelopment Agency directors voted to approve the lease; the roll call recorded affirmative votes from Directors Hyatt, Moss and Hulett.

Staff said the center will open when the building finishes and that city and community programs would be able to use the space. Emtek’s equipment, utilities and maintenance commitments are part of the lease terms approved by the agency.
