The Grand Prairie City Council approved a site plan for the TMI Sports Medical Clinic, a 16,300-square-foot ambulatory surgical care center planned at 3811 Double Oak Avenue near Heritage Parkway.
Staff described the project as a single-floor ambulatory surgical center with four operating rooms, pre- and post-operative care space, sterile processing and administrative offices. The applicant requested a variance from an appendix requirement that 50% of certain walls be windows; staff said the project would provide about 9.78% overall glazing where the variance is requested. The Planning and Zoning Commission recommended approval 7–0 on May 12; staff said the applicant revised plans to meet staff conditions since the P&Z hearing.
Chris Schnitzker, the project engineer, attended the meeting in place of the architect. Council members asked about potential physical-therapy services; Schnitzker said he could not confirm the tenant mix.
Action taken: a council member moved to approve item 33 as presented by staff; the motion passed with council assent. The staff presentation noted compliance with density, dimensional, parking and landscaping requirements and that building materials would include brick, stucco and two types of stone.
What’s next: with council approval of the site plan, the applicant may proceed with permitting steps required for construction and tenant improvements.
