Greer City Council on May 27 approved the second and final reading of Ordinance 12-2025, rezoning a property at 111 Maryland Avenue from suburban neighborhood to traditional neighborhood. The change was presented by staff as enabling the property owner to split an existing lot and add a second residential unit.
Planning staff said the parcel currently includes a single-family home and the owner, identified in the ordinance as Kaylee Henderson, seeks rezoning to allow a duplex by right under the city’s traditional neighborhood classification. Planning staff noted that under the previous suburban neighborhood (R12/R15 referenced in discussion) the duplex configuration would not have been allowed without rezoning.
Council discussion touched on whether the change is related to the city’s updated Unified Development Ordinance (UDO); planning staff said the UDO explains the new suburban-to-traditional transitions and confirmed duplexes are allowed by right in traditional neighborhood zoning. There were no public comments on this item at the time of the vote.
On roll call the ordinance passed unanimously. The ordinance was presented as the second and final reading; no amendments or conditions were recorded in the meeting minutes.
