The Canton Township Board of Trustees approved resolution 25 25-18 creating a planned development district (PDD) for Harvest Creek, a proposed 18-unit single-family subdivision on about 7.1 acres on the east side of Ridge Road between Payne Street and Proctor Road.
Planning staff said the proposal concentrates development on the north half of the site, preserves a heavily wooded area and steep topography near the Lower Rouge River on the south half, and retains an existing single-family residence that will access the site through the new road so there is no additional curb cut on Ridge Road. The sponsor proposes roughly 41% of the site as open space (about 2.87 acres), exceeding the PDD minimum of 25%, and an oversized detention basin nearly twice the volume required by Wayne County stormwater ordinance. Staff said the basin will be sized to discharge at a much lower rate than the county standard to improve stormwater management on the site.
Planning commission records show the commission recommended approval at its May 5, 2025 meeting. Trustee Michael voiced support for the added stormwater capacity and the planned approach: "I just I just really like that, like, it's part of the benefit. They're proposing a stormwater system that exceeds that doubles the the minimum requirement from Wayne County. I think that's responsible," he said.
The board approved the PDD by resolution. Conditions noted in the staff report include conservation of the wooded area, limited curb cuts on Ridge Road, and standard engineering and permitting requirements prior to final plat/permit issuance.
