The Edgecombe County Board of Commissioners on Oct. 6 approved a rezoning request (Case 25-RZO5) to change a 1.28-acre parcel at 4303 NC 43 North (parcel number 379573471400) from B-1 (Light Business) to AR-30 (Rural Residential).
Planning Director Durbin Spell presented the request, describing the B-1 district as intended for low-intensity neighborhood-serving commercial uses and AR-30 as a district for low-density residential development. Spell said the applicant sought rezoning to allow the dwelling to be subdivided from an adjacent business and to complete recording of the subdivision deed. He told the board the planning board had recommended approval at its Aug. 18 meeting and that the parcel's future land‑use designation on the county's map recommends rural residential.
Applicant Robert Coggins said he planned to sell the dwelling to a previous owner and that the buyer has a loan in place but cannot close unless the parcel is rezoned to residential. "My request was just to, sell the piece of property to the gentleman that previously owned it," Coggins told the board. "He has a loan in place now to purchase the double wide that's there now. So, he can't purchase it unless it is rezoned to residential."
A motion to approve the rezoning was made and seconded; the clerk announced the vote and said, "All in favor... Aye. All opposed? Hearing none, the motion is approved." The application was approved and will be effective following recordation of the zoning amendment per county procedures.
