Planning commission continues Okolowitz Plat C preliminary plat after deep-lot compliance concerns

Orem 'On Oct. 1, the Orem City Planning Commission continued review of Okolowitz Plat C, a proposed four-lot preliminary plat at 1274 North 260 West in the R8 zone, after staff raised concerns that the proposal may not comply with the city's deep-lot (flag-lot) development requirements.

Jared (staff member) introduced the application and described the layout: four lots on about 1.03 acres, with access provided from Daniel Drive via a long access leg associated with Lot 3. He said the proposal had already been reviewed by design and technical committees and was routed to the commission as a preliminary plat.

Aaron (staff member) explained the legal concern in more detail: under Orem's subdivision ordinance development requirements for deep/flag lots, access width should not exceed 26 feet and "no part of a deep lot may be located within 80 feet of any point of an intersection between the access and the street from which it has access." Aaron said the measured opening along the sidewalk appeared to be about 35 feet and that Lot 1 may sit within the 80'foot distance from the public street, which would conflict with the ordinance.

Commissioners debated whether to hear additional applicant testimony that night or to defer. The commission ultimately voted to continue the item so staff and legal could resolve the compliance questions. The motion to continue was moved by Commissioner Jim and seconded by Commissioner Rod; the commission approved the continuation and asked staff to return the application once the legal and technical concerns have been addressed.

No final approvals or conditions were adopted at the meeting. The commission also approved a separate consent agenda earlier in the meeting (items 3.1'3.3) and then adjourned the session.
