The Wells Planning Board on Monday received a site-plan amendment application for CV West Campground, an RV park off College Drive, and scheduled a site walk for 6:30 p.m. on June 12 to review buffer and sidewalk and lot-coverage matters.
Ken Wood of Aero Engineering introduced the application and described prior reviews dating to 2021–22, when the park’s lot coverage and wetland buffer issues were first identified. Staff told the board the park’s proposed lot coverage on the current plan would be about 19.4 percent, close to the rural-zone threshold. The board and applicant discussed previous sidewalk work and whether additional sidewalk improvements are necessary; the board agreed a site walk was warranted.
The board voted unanimously to receive the application and later voted to schedule a site walk for June 12 at 6:30 p.m. The applicant said areas requiring improvement will be staked out and noted a buffer behind certain rows may not currently be marked.
Staff and the applicant also discussed stormwater and noted prior DEP/wetland items will need documentation in the updated plan set. The board requested on-site markings and an Avenza map layer to guide the walk.
