The applicant is proposing 34 market-rate units, two very low‑income units and two units using accessory dwelling unit provisions, Committee Chair and associate planner Oscar Tepeda said. Tepeda said the site is zoned low‑medium density residential and that the project uses bonus density for very low‑income units.
City staff said the proposal meets the site’s allowable density and several development‑code standards are applicable. Tepeda told the committee the project will be reviewed under the city’s affordable development ordinance (section 20104) and applicable provisions of the development code, including parking standards and landscaping requirements.
