TRC approves 15.5x30-foot addition to existing industrial building at 790 Enterprise Drive with conditions

The Technical Review Committee approved a final development plan for MJDP25-25 Enterprise Industrial West Unit 1 (Thomas property) at 790 Enterprise Drive, allowing a 15.5-by-30-foot addition to an existing 1993 commercial building, subject to standard plan corrections and conditions.
Planning staff presented the plan and listed standard conditions: orientation and scale on the vicinity map, clear depiction of the subject property boundary and contours, a 20-foot building line, bicycle parking and walkways per Article 16 of the zoning ordinance, vehicular use area buffers per Article 18, dimensions and heights for the existing building and the proposed addition, depiction of easements, a tree inventory and tree protection plan under Article 26, and a lighting plan per Article 30.
Committee members asked the applicant to show existing and proposed parking, confirm pedestrian access and ADA-compliant building access to the public right of way, and clarify whether the lighting plan would be required. Kyle Hogue of Mizzou Engineering, speaking for the applicant, said sidewalks exist in front of the building and that he would add sidewalk connection notes and parking details to the plan.
Staff reiterated the need for a separate tree inventory and tree protection plan exhibit and noted that building inspection may request a lighting plan at permit review if new lighting is installed.
Staff recommended approval with the listed conditions; a committee member moved the recommendation, the motion was seconded, and the committee approved the final development plan by voice vote.
The approval is conditioned on the applicant updating the plans to depict parking, pedestrian connections, the tree inventory/protection plan and a lighting plan if required by building inspection, and on final sign-offs from listed departments.
