The Planning and Zoning Commission approved a planned‑development amendment and accompanying variances to permit a single‑family detached home at 826 Forest Oaks, a lot that staff described as undevelopable under current standards.
Staff explained the lot was created in 1985 and later reduced by a 10‑foot conveyance to an adjacent owner, leaving the parcel too narrow for standard development. Staff summarized six requested variances: minimum living area reduced from 1,400 to 1,289 square feet; minimum lot area reduced from 4,400 to 3,520 square feet; minimum lot width from 40 to 30 feet; front setback from 20 to 19 feet; side yard setback from 8 to 7 feet; and a reduction of required garage parking from two spaces to one.
No speakers registered opposition. Commissioners discussed setbacks, garage configuration and overhang allowances. Savannah (staff) and the development review committee recommended approval. Commissioner Michelle Madden moved to close public comment and approve the PD amendment per DRC recommendations; Commissioner Christopher Adakari seconded and the motion passed unanimously.
Approval allows the property owner to pursue building a single‑family detached house with the approved variances; engineering and site‑plan requirements will be reviewed during permit review.
