Cedar Hill — On May 27 the Cedar Hill City Council approved several consent and regular-agenda items, including a site plan for a Dairy Queen with drive-through, authorizations for two construction contracts and a final plat for a one-lot residential estate subdivision.
The council approved the consent agenda by a single unanimous vote; councilmembers may pull items for separate discussion but only Item B (the Dairy Queen site plan) was pulled for brief discussion and then approved on the council floor.
Key actions taken: - Approved site plan SP694-2025 for a restaurant with a drive-through (Dairy Queen) on property zoned LR (Local Retail) at 848 East Beltline Road (approximately 590 feet east of South Joe Wilson Road), with the application and recommendation from the planning and zoning commission. - Approved site plan SP700-2025, a site plan for a machine shop in IP (Industrial Park) zoning at 1500 Edge Way (approx. 115 feet south of Edens Way), applicant Syed Ali (A&S Cedar Hill). Planning and zoning recommended approval. - Authorized a construction contract with J and L Construction LLC not to exceed $2,307,518.31 for the North Roberts Road improvement project. - Authorized a construction contract with Mega Construction LLC not to exceed $128,000 for the Somerset sidewalk extension project (CDBG-funded). - Approved final plat FP709-2025 (Odd Addition, Lot 1, Block 1), a 1.079-acre lot on Mobley Road (740 Mobley Road); council also granted a variance to section 20-22(b) of the subdivision regulations as requested in the application.
Why it matters: The approvals allow local development and public-works projects to proceed: a national quick-service restaurant returning to the city, roadway improvements, a CDBG-funded sidewalk extension and the subdivision plat for a residential lot.
The Dairy Queen site plan drew light, positive comment from council members noting residents’ interest; councilmember comments included brief community enthusiasm but no substantive change to the plan. The consent vote passed unanimously; individual roll-call votes were not read on the record.
Advocates and applicants listed in the record included a representative from PSA Engineering (Pan Shribbon) for the Dairy Queen application and Combs Land Surveying (Bridal Combs) for the final plat. Property owners and applicants were listed in the packet materials.
