The commission approved SP2025-014, a site plan for a proposed 4,500-square-foot restaurant at 2351 Harbor Heights Drive in the IH-30 Overlay (PD-32). Staff said the request complies with most city codes but seeks variances for primary building facades, roof-design standards and parking. Bethany, a city planner, told the commission the applicant is offering compensating measures including a new stair connecting the subject parcel to the adjacent city parking lot, curb ramps and added landscaping to help relieve parking impacts. Bethany said the restaurant’s parking deficiency is “25.” Jimmy Stromire, the applicant and architect, said the proposal is the last pad site in the development and that the stair connection should make the city lot more usable for Harbor District businesses.
