The Montezuma County Board of County Commissioners on May 27 approved a proposed 10‑acre single‑lot subdivision and associated rezoning application for property at 10900 Road 20 in Cortez, Montezuma County planning staff said.
The application, submitted by the Douglas Family Trust with agent Lori Templin, would create a single 10‑acre parcel at the southwest corner of the trust’s 60‑acre property. “They’re donating it to the Mustang rescue group,” said Don Haley, Montezuma County planning staff, in his summary to the board. County staff said utilities and road access from Road 20 are available and that a nearby house already connects to services.
Planning and zoning recommended unanimous approval with no conditions, Haley said. A commissioner moved to approve the development and rezoning application and the motion was seconded; the board voted in favor. The chair announced, “Motion passes. You are approved.”
The rezoning and subdivision were presented at a public hearing; no members of the public spoke for or against the application during the hearing. The county clerk read the public‑hearing notice and application details into the record before the hearing opened.
The board’s approval authorizes the single‑lot division and the rezoning application as described in the hearing materials. Staff will record the required mylar and complete the administrative steps to finalize the subdivision map and recording.
Questions that arose during the hearing focused on access, utilities and planning review; commissioners and planning staff said the parcel met applicable code requirements and that planning and zoning recommended approval.
