The Riverton City Planning Commission on June 12 approved the final plat (PLZ‑25‑4004) for Mountain Ridge Phase 27, clearing the way for 41 residential units on roughly 6.5 acres in the Sentinel Ridge (SLR) zone, subject to seven standard conditions.
Planning staff said the phase includes a mix of townhomes and small single‑family lots, a public access easement for a trail along Rose Creek that will connect to the city’s trail network, and onsite stormwater facilities. Staff reported only minor redline technical corrections remain and that the developer has used a consistent engineering team across Mountain Ridge phases, which staff said should speed final approvals.
Tim (planning staff) told the commission that the trail will be created with a public‑access easement and will be maintained by the homeowners association (HOA), and reiterated a previously agreed condition that certain road connections must be completed before occupancy thresholds are granted. “They’ve gotta make that connection to one of those roads before they can get occupancy of 30 units,” Tim said, noting the fire department’s access and occupancy requirements.
Brandon Watson, representing Edge Homes, told the commission he had no additional comments beyond the staff report and that the project team is prepared to address the minor redlines.
Commissioners asked about broader connectivity and the pedestrian bridge referenced in earlier discussion; staff replied bridge plans were under review and that trail connections were moving forward.
Commissioner Mathison moved to approve PLZ‑25‑4004 Mountain Ridge Phase 27 with conditions 1–7; Commissioner Cannon seconded. The planning commission voted unanimously to approve the final plat. Staff will track the remaining redlines and verify the road and trail connections before issuing final plat recordation and occupancy releases per the conditions.
