The Jonesborough Metropolitan Area Planning Commission approved a final subdivision (Stevenson's Replat) to split a single parcel at 1233 Flint Street into three separate lots.
Brandon Wood, a surveyor representing the property owner, said the replat would “convert 1 lot into 3 lots.” City planning staff noted the property lies within the Downtown Jonesboro Redevelopment District and found the proposed replat meets the requirements of the city’s final subdivision regulations (chapter 113). The planner recommended approval on that basis.
Commission members raised concerns about whether utilities were separately metered and served for each resulting lot. One commissioner recalled past cases where shared sewer service was not discovered until later, and asked that utilities be verified. To address that concern the commission added a stipulation requiring utilities be separated for each of the three lots before final platting.
A motion to approve the final plat with the utilities‑separation stipulation passed. The planner noted utility permitting and address assignment during the permitting phase would normally trigger separation where required.
