The Waukesha City Plan Commission on May 28 unanimously approved a final site plan and architectural review for a roughly 14,000-square-foot roof addition and interior surgical renovations at Waukesha Memorial Hospital, 725 American Avenue.
The approval covers a roof-level addition over an existing one-story portion of the hospital, closure of about 14 windows on a service elevation for surgical environmental controls, new rooftop air-handling units painted to match existing units, and a brick-clad stair access to the roof. Staff noted engineering comments must be addressed before permit issuance.
Why it matters: The project supports interior renovations of surgical areas and adds rooftop mechanical capacity; staff described the architectural treatments as consistent with the hospital’s existing brick and window patterns, and commissioners said the addition is largely out of public view except from a single corner at Dopp and Mountain avenues.
Project details and staff recommendation City planner Doug presented aerials and elevations showing the addition located on the southeast portion of the hospital campus. The addition is primarily a rooftop expansion over a one-story section and ties into existing masonry, aluminum awnings and window patterns. The project also includes enclosure of approximately 14 windows on the service elevation for surgical environmental control and the installation of new rooftop air-handling units and a stair enclosure.
Staff recommended approval of the final site plan and architectural review for the 14,000-square-foot addition, subject to addressing engineering department comments. Commissioners asked few questions; one noted surprise the work supports surgical operations but raised no objection.
Vote and next steps Commissioner motioned to approve the site plan and architectural review and a second was recorded; the commission approved the motion by voice vote. Staff will ensure engineering comments are addressed during permit review and the applicant proceeds to building permit submittal.
Ending: The rooftop addition is approved to proceed through permitting with engineering comments to be resolved prior to permit issuance.
