Board approves variance for 16-foot accessory building for motorhome storage at 6981 Fitchburg Road

The City of Huber Heights Board of Zoning Appeals on June 4 approved a variance to permit a 16-foot accessory building at 6981 Fitchburg Road so the owner can store a motorhome that requires a 14-foot overhead door.
City zoning staff explained that the property and surrounding lots are zoned residential but the applicant requested a two-foot variance to raise the accessory building height from the 14-foot maximum to 16 feet to accommodate the motorhome and its rooftop accessories. Staff said the parcel is approximately one acre, easements are not a factor, and engineering had no concerns. Adjacent property owners were notified and the city reported no objections.
Pauline Baldonado, the applicant, told the board she needed the extra height because her motorhome, including rooftop air conditioning and other accessories, requires additional clearance: "I'm wanting to put a 14 foot tall garage door, and I need the additional clearance to make sure that that garage door can operate properly," Baldonado said.
The board reviewed the variance criteria on the record and voted 5'to'0 to approve the request. The roll-call shows votes in favor by Miss Ballard, Mr. Dean, Mr. Schaeffer, Mr. Mach and Miss Newby. Baldonado spoke at the hearing in support of her application; no witnesses opposed.
The variance allows construction of the accessory building at the requested height for motorhome storage. City staff will maintain the file and any administrative follow-up required to document the granted variance.
