The Chino Valley Planning and Zoning Commission approved a text amendment on June 3 to reinstate an AR‑36 agricultural‑residential zoning district in the town Unified Development Ordinance.
The commission voted to adopt TA2025‑03 — the amendment to Chapter 154, Chapter 3 of the Town of Chino Valley Unified Development Ordinance — as presented by town staff. The motion to approve was made during the meeting and carried unanimously.
Town staff told commissioners the AR‑36 district previously existed but was removed in 2020 after a survey showed no properties in the town used the classification. The general plan later identified the district as desirable to serve larger parcels, provide on‑site buffering and permit uses that may need more area or parking. Under the reinstated language, lots must be at least 36 acres. Many uses in the district will require conditional use permits and site plans rather than automatic approval, staff said.
Commission discussion was brief. Staff described the ordinance’s path: earlier removal in 2020, later general plan direction to restore the district, review by the zoning committee and a May work session with the commission. No public comment was submitted on the item during the meeting. Commissioner Sherr moved to approve TA2025‑03 “as reflected in attachment A subject to the staff report and information provided during this hearing”; the motion was seconded and passed by voice vote with all commissioners answering “Aye.”
The reinstated AR‑36 district will be available as a zoning classification for property owners and developers who meet the 36‑acre minimum and applicable conditional use or site plan requirements. Any future projects seeking uses that require conditional use permits will return to the commission for review under the ordinance.
Town staff will post the adopted amendment and associated attachments in the town files and follow the standard code‑update procedures.
The commission moved on to other agenda items after the vote.
