The San Antonio Board of Adjustment unanimously approved a lateral setback variance for 307 South San Bernardo (case B OA 25‑103000071) at its May 19, 2025 meeting, allowing a planned house to be built on a substandard lot and bringing the property into compliance.
Staff said the request would not alter the essential character of the neighborhood and that permits are pending. Forty‑six notices were mailed; staff received one voicemail in opposition that morning. The applicant, Laura de León, said the variance would allow the owner to remove a nonconforming section and reconstruct within the standards for the lot.
Why it matters: Approval allows the owner to proceed with a residential build that otherwise could not meet the minimum lateral setback requirements for a new structure on a substandard lot. The board found the variance met the hardship criteria in the Unified Development Code and that alternative compliance would be impractical.
The motion to grant the variance was seconded and passed unanimously, 11–0. The board instructed the applicant to meet with staff to complete permitting steps.
