The North Berwick Planning Board unanimously approved a conditional-use permit on June 12 allowing Joseph and Allison Wetherbee to reconstruct a single-family house at 466 Lebanon Road (Map 005, Lot 44) within the Resource Protection Overlay District. The board opened a public hearing, took brief testimony and voted 5-0 to grant the permit subject to the town’s filing and permitting requirements.
Applicants told the board the demolished house’s 24-by-36 platform would be reused and that wetland delineation and survey work had been completed as requested by staff. Planning staff confirmed the demolition and the timing fell within the local administrative process for replacement in a resource-protection area and that the proposed reconstruction would follow the original footprint, meeting the conditional-use standard that requires locating structures where they will cause the least practical impact on the resource protection area.
A small number of neighbors attended the public hearing and asked about drive access and a nearby discontinued road corridor; staff directed questions about record ownership and right-of-way to the town’s subdivision records. The board required that the applicants submit their septic-design and building-permit documents before a building permit is issued.
