At a June conceptual review the Historic Preservation Commission heard a proposal to demolish a two-story rear porch at 1148 and construct a one-story sunroom. The project team represented by Steve Hurt of Urban Order Architecture described the existing rear porch as deteriorated and noted that prior approvals (circa 2013) show related additions.
The architect said the intent is to remove the non-historic rear porch elements and build a single-story sunroom that ties into the existing rear façade. Staff requested a demolition plan and site-protection measures and asked for clearer drawings that delineate existing versus proposed conditions. Commissioners also recommended additional section drawings and details to demonstrate reversibility and to show how new work will tie into the existing structure without impairing historic fabric.
No action was taken; the review was conceptual and intended to give the applicant direction on how to refine the submission for a future formal COA application.
The applicant indicated he would provide the requested sections and clearer plans for the commission’s next review.
