Riverton planning commission approves home bakery 'All You Need Sourdough' with state health review required

The Riverton Planning Commission on May 22 approved a conditional use permit for a home bakery called All You Need Sourdough at 13090 South 2420 West, subject to conditions including limits on the portion of the home used for the business and a requirement that the applicant obtain approval from the state health agency.

Planning staff reported the property is a quarter-acre lot in a subdivision zoned R-4. Under Riverton code, food or drink sales from a home kitchen must come before the planning commission; staff said the applicant met the 25% main-floor-use limit for home occupations and does not expect additional deliveries tied to the bakery operation.

"My name is Tori Cunningham. I just started this small business because my husband works in Alaska, every two weeks," applicant Tori Cunningham told commissioners, describing a part-time operation she began by making bread for friends and family. Cunningham said she currently bakes in a Dutch oven and can produce roughly four to six loaves per day with the equipment she has now.

Staff presented a sample motion limiting business use to no more than 25% of the main floor, prohibiting visitors related to the business before 7 a.m. or after 7 p.m., and requiring the applicant to obtain and maintain any necessary approvals from the state health department. The commission received no written public comments and no speakers during the public-comment portion for this item.

Commissioner Clough moved to approve the conditional use permit, Commissioner Kiel seconded, and the motion passed unanimously.

Cunningham said she plans to use Instagram and Facebook and word-of-mouth for orders as she develops the business. The commission’s approval allows limited, appointment-style customer pick-ups and requires compliance with state food-safety rules before continuing sales to the public.
