County says impact-fee study contract executed; ADU fee-per-square-foot is under consideration

Nassau County staff told the Affordable Housing Committee that the county has executed a contract for an impact-fee study and held kickoff meetings; the consultant is in the data-collection phase.
Staff said one topic under review is whether impact fees for residential development can be charged by square footage rather than per single-family unit so that accessory dwelling units (ADUs) would pay lower fees aligned with their smaller demand factors. Staff said attorneys are involved to evaluate the legal framework for any change to fee structure.
Staff said they anticipate returning to the committee with potential modifications and that the county will bring incentive strategies to the board in November; the committee also expects updates on ADU counts, multifamily activity and other county statistics as data become available. Staff gave the committee a tentative next meeting schedule (July 24) and said follow-up work will continue over the summer and into the fall.
The committee did not adopt any fee changes at this meeting; staff described the contract execution and consultant kickoff as preparatory steps in a multi-month analysis.
